But a couple times a year, there is a contractor that the homeowner just insists on using, against our advice. 

I live in the markets you are talking about a good friend lives full time just north of Blue ridge i'm over there all the time.

Mind you, I'm just looking to see what is possible as if there is someone living in the home, that would be a slimy move to take the property without communication.
