Knowing the drivers and amenities of what would make the next D community valuable in such an event is beneficial. 

@Everest Jordan, I recently listened to an expert panel discussion with James Eng, Dino Pierce, Jonathan Twombly and Jeremy Roll.They had some interesting things to say from a macro point of view.James, Jonathan, and Jeremy were certainly advising caution.For example, James Eng mentioned that he looks at dozens of T12's every day and what he is noticing is that the rents are flat, so at the moment there is no ability to drive rent growth.This tells him that the market is definitely softening.

@Tim Orenbuch I definitely agree on value being the primary driver.

I was thinking the same thing while I was talking to this guy and I did ask for a copy of his drivers' license. 

I don't see strong economic drivers that would give me enough confidence in the long term/appreciation picture. 

Price is not the only driver, however. 

Will one of the tenants get mad at you when you won't allow them to pay the rent late and do a lot of damage to your rental?

Are they mad because the ranch has been losing money for a long time?

Cash flow isn't the main driver so would be happy w/ ~$200/month if it were to work out.
