In FCI's case they are also a servicer so I would look for notes where they have the pay history and you can easily see it via that button.

One thing the property management company should do is keep records of your daughter's rent payments - so that she has a rental history when she is going to buy a house or rent someplace else. 

Document what you are doing and you should be fine.

Credit history is evaluated as well.  

You will generally see this one REO's where they have no history of the property and aren't going to do the research to find out. 

My credit score itself is excellent, and everything else, job history, income, reserves etc are A+, but because the history is so limited, the underwriters are unwilling to book my refinance loan at the moment.

Just look at the history of any law... ever.This was a line of REI I was interested in, will definitely have to keep tabs on these developments.

Okay Steve, I will tell you my answer to mitigate acrimony but I choose to withhold specific details and documentation until later because the purpose of this dialogue is to invite open discussion for creativity regarding a common scenario.

My thinking is history repeats itself and what goes up must come down so when the new bubble pops ill be there to help with the foreclosure and short sale process as an agent.  

For instance, in certain areas rather than pay a property manager we have paid an off-duty cop to pick up rents for $30-50 month (depending on location) and have documentation signs which puts the FEAR of GOD in the tenants and even if they skip out on 1 months rent they NEVER trash the place because they are scared of the law!
