I'm assuming you mean a plex (2-4 units) here and not a 30+ unit multifamily property . . . why would you prefer a plex over a single family property if you're going in expecting to put 20-25% down?

Forget about duplexes or 4-plexes, They will never meet the 1% rule, as they seem to be too popular but overpriced in my opinion.

Don't pay $850K for a 4 plex in Carmichael unless it is near American River Drive/Jacob Lane or Sheffield Park.   95864 and 95608 are really greying areas,  there is not a ton of upside there.

Depending on the bigger picture of this investment I'd recommend that one of you (perhaps actually both of you) read Brandon Turner's book about getting started in Real Estate investing:https://www.biggerpockets.com/...Duplexes are basically single family houses, except less desirable when compared apples to apples, so all of the basic info about general real estate investing applies to duplexes, triplexes, and 4-plexes with that important provision.
