Hi Shaun, I believe we met at Boston ARIEA last year.After all expenses (including lawn care, snow removal, etc.) and setting aside for $2,000 in maintenance/upgrades/repairs and 8% vacancy (which is very unlikely here) I'm getting $275 per door per month after taxes on one and $320 on the other.

I do use one of them and have found that the best selection has nothing to do with finding a tenant (very important), but maintaining the relationship with the tenant after they move in (rent, late fees, notices, maintenance, messaging, calendar reminders to check the A/C filter, depreciation tracker. lawn mowing contractors, full payments to service pros and you get the idea) is what a solution really needs to do.

@Bryant Clark I don't know the exact area where you are considering this purchase, but I have seen some investors in pretty rough Denver neighborhoods take 3/4 bedroom units in multi-family buildings, perform a light renovation, and then rent out only to section 8 tenants - because this makes the numbers artificially high -and extremely attractive to the next investor.
