Do your own shopping around for title company/closing agent, and ask for their best rates on title search and closing cost, you can potentially save another $100-200.You have zero chance of getting a down payment less than 25% on a *conventional* loan, unless you're financing a FNMA REO through the Homepath program.Because you do not have two years of LL experience, you will get no credit for rental income on this property, or any other rentals you have previously financed.

That's why they turned you down. You might be better off selling the rental (which doesn't have great numbers anyway; $2000 rent on something that you are all-in to at $250k is not a good rental return at all) and using the money for you flips.Otherwise, you are going to have to shop around for a bank that will allow you to use the rental income.
