That's why they turned you down.You might be better off selling the rental (which doesn't have great numbers anyway; $2000 rent on something that you are all-in to at $250k is not a good rental return at all) and using the money for you flips.Otherwise, you are going to have to shop around for a bank that will allow you to use the rental income.  

Hi Bill, perhaps try Real Estate Express; I don't know if they have anything for exam prep alone as they are more of a one-stop shop I believe, but maybe there'll be something there for you.
