I am currently in our first house hack (eastern NC) and its a base hit ( Duplex/ found on MLS/tenant is paying half/ with repairs we are looking at around 100 PURE cash flow per unit) Seems like you have the drive but now its time to hyper focus on the strategy you'd like to do and execute.

I am not sure if this happened due to simple incompetence or actual malice, but a government office should have a basic understand of the rules that they are enforcing.

All in all I'd say my first BRRRR was a base hit.

They called it a basement in the appraisal although it's technically not underground.

This can be the lake, gulf, river, or even a basic canal.

I currently have a 2 bed/1 bath/900 sq ft rental in downtown Bremerton ready to rent (top half of a craftsman-style home; bottom half is a basement studio apartment that is currently rented).

Hopefully this house has a basement to make replacement wiring and plumbing easier.Is the kitchen THAT bad that new countertops and sink wouldn't fix? 

Again, just a basic example based on my experience, the actual numbers would be based on your deals and how much you have to put down, but I'd be willing to bet it's double the cash flow at least investing in new deals versus paying off mortgages.

Most towns/cities in the Denver area allow for STRs in your primary residence -- like house hacking with a basement or carriage house or just a room in your home.

I also have over a decade experience with sketchup and can get your a basic floor plan / rendering.If you can send me a basic floor plan and a picture of the house I can see if I can assist you with what you seek.I will also say that having a local architect do a drawing with specifications is most likely much cheaper than the change orders you would have without the architect drawing.
