My hope is that the clientele we bring in won't completely trash the place but I realize that is just wishful thinking and that people, regardless of income/ what they are willing to pay, can behave like animals (I was in the auto industry before becoming an attorney and the things I saw walking trades will forever haunt me).

People are broke.

I literally was using the biggerpockets.com/meet and messaging people in my area trying to connect.

When people cause damages that aren't accidental though such as smoking weed in the property, I still charge the guests and hold them accountable for breaking the house rules.

That seems to be the main place people get value out of DSCR is if they cannot qualify for conventional financing.
