The property cash flowed well and covered our expenses in 2021 and 2022 with short-term rentals and about 80-85% business use, but it did not rent as well in 2023 (oversaturated rental market, change in travel restrictions, weather etc...) and dropped to about 65% business use and a negative cash flow of about $15K.

If there's not much else "wrong" with the property (or if it's relatively new), you might choose to go ahead and pay a plumber to get it over with.Definitely use polybutylene pipes as a "negative" when negotiating the purchase price.With inflation, tradespeople retiring, and the growing population moving to the area, it might well be less expensive to have them switched out sooner rather than later.

I am just a person on an internet message board, but have known enough attorneys and seen second and third hand enough lawsuits to know you are getting dragged in no matter what.Just a few things to think about before you start spending money to transfer, just to learn that it will cost you a lot more to have things like commercial insurance, commercial mortgage, business utility account (not more expensive, but typically require a large deposit to remain on account), etc.
