Other - legal issues for contracts.Most of us in residential have a contract that we've gotten from a lawyer or a friend, but at the very least we can get nice pre-printed contracts from office depot.

The lender should be loaning based on the buyers credit worthiness and the property LTV, not the chain of title.Its called a double closing, and not only do we talk about it in print, some of us make a very nice living doing it.The reason mortgage lenders are getting skeptical in their lending practices is because of the all the creative mortgage programs being offered by lenders.

cyndi,if you buy an "ugly house" you just have to make sure it isn't too "ugly" and thus in need of a large amount of work.if you or a partner can do the work - and manage to spend about 6000 on materials (paint job, rugs, doors, some appliances, ceiling fans, a tile floor, and a few other splurgy/nice items) - then this strategy is definitely doable.qualifier - it's easier said than done to find these deals, because the we buy ugly houses guys buy'em all up!!

Just like all Real Estate deals when you first get in your going to need someone to hold your hand before you walk and run.Hope this helps....if you have time I have another post here I think you should read "Preconstruction Investments some Problems & Solutions" and if you still need more help let me know, but ones again DO YOUR HOME WORK!!

You can get capital gains tax treatment if you sell it after living in the house for 2 out of 5 years (READ: KEEP AN EXTRA $1000+ FOR EVERY $10,000 IN PROFIT).Make it nice (visit your neighbors that have nice looking houses), not over the top, and take care of the house while you're living in it.
