It's virtually impossible to find deals at 1% in NYC, I would advise looking at markets along the Metro-North or NJTransit lines which don't necessarily have the squeeze of the NYC market.

It is virtually impossible to do from overseas although there are some online banks that make the process possible - but if they have no way to confirm your identity (credit check, address confirmation...) federal regulations make it near impossible.

Why the distinction between LLC and a Corp or Sub S corp, I have no clue, but learn what the rules are and you can then create a perpetual machine!!!
