I would throw the rules out the window to be honest.

Automatically budget for paint, carpet replacement, and replacement of all appliances in addition to anything else you notice from the outside (roof/siding/windows/landscaping).

Make sure you have good insulation, windows and other energy saving features if possible. 

They were going to get the civil judgements and then go after the banks ability to operate in WI eventually, but it of course never got that far and Citi, BOA, etc gladly spent hundreds of thousands, maybe millions on homes that are likely still vacant, just with new paint, fixed porches, windows, etc!

I didn’t account for the significant demolition, new electrical, reframing a room to bring the laundry inside from the outside mold fort it was in (nobody likes to go outside to do their laundry, especially in Florida, except maybe Caroline from Little House on the Prarie), a total re-plumb, roof repair, all new flooring, new appliances, new windows, new HVAC (outside unit & air handler), sheetrock, and fixtures.

The next month they changed their buying criteria that tightened up the margins they were looking for but I still managed to find a few deals before starting to work for a vertically integrated fix-n-flip company out of California. 

I have a property under contract and wanted to know, outside of reducing the price of the home, sellers agree to help in replacing the windows.
