I have seen on the forums if money was sent via credit card/ach a W-9 from the vendor is not needed. 

I am also looking to purchase pre-nod leads but not sure who a good vendor is and what kind of a response to expect.Thanks in advance.

Understand the vendor’s motivation to sell, their preferred settlement date and any other information that may make your offer stronger Don’t rush offers if you don’t need to.

Small spaces in Calgary would definitely be a niche market ... in the land of bigger.Remember that the vendor's agent is primarily accountable to the interests of the vendor, even if s/he is double ending the deal.  

If the source of funds used to make a payment comes from the rent, then the tenant is actually the one making the payments...you're just the one transferring those funds from the rent money to the vendor.

Lock in material costs with vendors.

As Chad is an investor like Joey, and in my discussions with Chad he has a very good handle on the market place there.One of my very best Vendors in the whole US is there in B ham... so he has created an investment environment for me that has been very successful and fruitful.

Make sure you have vendors pretty identified for repairs.
