In the long run I figured it out, but until then it cost a lot of sweat equity (and all my free time) while I was scraping off wallpaper and replacing toilets. 

You can probably run it from the front door into kitchens, bathrooms, etc. and it will look good.  

I'm hoping to keep them in mind when buying or selling mobile homes and avoid running afoul of the laws of my current state to which I've recently returned.

If you run into difficulty because you don't have experience taking care of property, you could always try an FHA loan.  

Try to run your business as if you would manage 300 units.

If you haven't run the numbers yet, I suggest you run a few properties through a calculator.
