They should position you with the necessary knowledge to jump-in. 

Relying on other people's model might be good in the short-term but you will suffer as your underwriting knowledge will never fully develop. 

Many people in here love sharing their knowledge.

You could invest it with another hard money lender (not a solicitation, I don't take investors) Or you could lend it to one rehabber for downpayment and working capital on a partnership basis.Becoming a hard money lender requires knowledge of real estate investing, knowledge of lending laws and regulations, and much more capital than that. 

Things progress from there to scaling with larger multi-family properties, commercial real estate, and so on.I'm wondering what experienced investors would do with the knowledge they've gained if they were starting from scratch and had $500k-$1m starting capital.

Anybody from Buffalo/New York and surrounding areas know any investor friendly banks who are knowledgeable and experienced in 203k loans?
