Don’t make your tenant feel like they have some upper hand just because they follow the terms of the lease.

They might be rude, ask too many dumb questions, seem high maintenance , have body odor, or just give me the Willie’s.

I never understood why someone would want a turn key home though, so I started looking at fixer uppers.

Hi @Akeem Moreno if you are looking for cheap fixer upper properties, there is no shortage in Philadelphia. 

I have an upper hand here compared to the people from out of town buying here on the MLS. 

Looking for any thoughts, opinions, guidance on my first purchase and subsequent path: I have a decent chunk of money reserved, enough to buy and renovate a true fixer-upper. 

It would have to be a real fixer upper due to my salary and being a single dude.
