At the same time, most guest booking longer stays, would prefer to have their pets travel with them so that’s also something to think about.

The limited interaction and desirable units have allowed me to keep tenants longer and allowed me to travel without any issues - for months at a time in this case.

Evictions even when you can do them are not cheap; you might try working it out with the tenants first. There was a developer in our area who bought a 40 unit to renovate and reposition about 3 years ago; the tenants kicked up a fuss, politicians got involved and you can guess the rest.

You get the best of both worlds, cheaper cashflow property deals and walking distance to Miller Park tailgating fun or short ride to the downtown.I had the same idea, moved to Milwaukee post college, rented cheap place downtown for 1 year and then bought my first duplex in 2004 in West Allis (Six Points neighborhood - northeast West Allis).

So I’ve never done this before, I am extremely worried I won’t be able to find anyone to purchase the property, the property itself is cheap, and the building itself doesn’t need much repairs and when repaired can be 3x it’s worth, I don’t know if I should flip or whole sale, I understand I’m being vague and can clarify in any comments I just would love to get everyone’s input, Thanks!!!

We're at the point now where we've saved so much I feel like I could simply purchase a house cash if it's cheap enough. There are a few neighborhoods in the area where houses can go for $150k-$250k great for military tenants.
