I use Intuit's Payment Network and love it- you can choose not to accept credit cards and transactions are $.50/each if you don't accept credit cards.Kelly

Anyone can create a contract for a transaction in which they're a party, but my understanding is that a non-lawyer writing contracts for others constitutes the unauthorized practice of law.

I know HOA's have a lot of power on choosing what they enforce and let pass, as well as what rules they adopt, but it still makes me uneasy, as I could and up sitting on a house that I have to sell with high transaction costs if they adopt such a ban or cap.

Sounds like you already know what you have to do to make that deal work, because when it comes to bank financing the rule is the least information given the better, the partner with the low fico could change your tier really quick In reference to given the buyer the down payment money for the transaction I would put it in a shared account with multiple signers required..just keep it simple and to the point with the bankGood luck
