The posting investor mentioned the part of town for the second property as undesirable and your comments on appreciation speculation based on the reality of the area is important to consider.  

I have been reading this forum for about 3 years and my wife and I decided to pull the trigger on a 6 unit apartment building in our town that the numbers look fantastic on and we are very excited and eager to get started but are also terrified because of the amount of money we are investing in this and want to ensure that we do everything correct and to have the greatest ROI that we can.

I am new into the Massachusetts market, I live in the Norfolk county area and looking for rental real estate properties.What towns in the area have good inventory of rent suitable properties that will be easy to find tenants?

@Drew Sygit The good news is I only live about 3 miles from the property.. night and day parts of town unfortunately. 

So it’s to big of a house for him to want to take care of and just wants to find a low rental apartment which he has already taken action to apply for a few around town.

The siblings and her have done the following-Checked with original manufacturer of home for paperwork - Searched the home in all the places these placards could be- Contacted county register of deeds for records- Checked with local Town authorities for records- Checked with state DMVNone of these have produced a document of when it wad built or put on the property.

I am just trying to do a househack in my home town Trail BC.

The area I'm looking at is super quiet in the county, 45 minutes from previously mentioned companies, 10 minutes from a over sized Kroger's and a great small town. 

I don’t have a ton of information but here is what I do have. listed 350k-On the Main Street of town.  4 buildings on the lot.
