For the local area, the "higher" interest rates have reduced the tire kickers, but I still have 5 closings in December for this area.

Most are tire kickers, but you'll learn that throughout your journey.

Since that time I have rented and I am tired of paying for others' houses, so am now looking to make smarter decisions and start on a new path in life.

The best reason from your perspective is that they are tired of the hassell and want easy cashflow.

The Big Island is the Best Island- True- Ok Im biased, but it does have some of the best beaches, 2 international airports, 8 Different Climates (tired of the whatever weather you have, drive 30 mins to something else) , Average Temp is 75, much of the residential housing is over 1,000 ft elevation which means no AC needed.  2 Volcanos, Thousands and Thousands of acres of farm and ranch land. 

Was super eager for the next move but felt I was spinning my tires looking for it.

If the hipsters get tired of it, who knows?
