We are renting a 1/1 right now that we love, but it will be very tight if/when baby #2 comes along.

I do like the place I visited....small family-owned company with tight turnaround times....but was just completely thrown for a loop by this particular (new-to-me) product.

Sounds like you have the makings of a win-win, I just wouldn't get too tight on price with family and when asking them to be the bank.

It is in the garage by the washer/dryer hook up and is going to be a tight squeeze to put the new hot water heater and the tenants washer/dryer.

Her ducks were not in a row and ours were air tight.

I would say most of Maine is fairly tight on inventory as far as investment property goes.

But when money is tight, you can't get what you want.  

I will rather leverage the down-payment of a $440,000 on 3 different properties in a decent school district.I am closing on a 3bed/2bath new construction for Long Term Rental soon and the purchase price is $176,000 with a monthly mortgage of $1405 (15-years Mortgage) and it will rent for $1550 so you can see that this number is tight. 

Thankfully it stopped there and didn't blow up my propane tank or blow into an open window in the units below me and light a unit on fire...anyway...I'm not a lawyer, but my advice to you is to make sure your lease is air tight and spells out the HOA rules.
