You cannot afford to not consult with an attorney on this matter.

Wholesaling is something that many people do because they choose to do it, not because they can't afford to do anything else. 

My friend stuck with them and closed in ~50 days when he only had 30, and I could not afford those kind of delays.

This in a place where the median household income (about $69k) cannot afford the median price of a home (about $700k). 

I get one low life after another with evictions, criminal histories, low income but thinks they can afford it (75% of income on rent), they are going to pay the landlord who evicted them from their first apartment three years ago back even though I have had all this time to do it and still haven't, he evicted them after their first month it wasn't their fault, I'm innocent, blah bla blah. 

Right now he is flat out telling you he may not be able to afford your unit.  

The fact that you're asking tells that you're interested and of course its very affordable to buy...maybe even more then one at a time.
