@Kenneth Bell and @Will Barnard  I realize that my market here in southern California is different than both of yours, (even though you are here in so cal too Will).

I do realize this will come down to tenant quality which will be the managers responsibility.  

For you right now, you need to realize that the commercial real estate industry is driven by relationships.

Property values are pretty high in around here, and we didn't realize when we bought just how challenging it would be to find cash flowing properties here. 

@Josh McCullough Meant to tag you Josh just realized what I did wrong.

As soon as we realized we would not be buying the property, we told him he could stop wasting his time, and our bill was prorated accordingly.  

I've done a lot of maturing since then and realize I should have just started as small as I could.

I was embarrassed at my naive expectations, but now realize I have to put on my big girl panties and DO something.I made several inquiries to mgt firms and am compiling proposals on behalf of our board.None of us have any experience, but are trying to learn and make the best choice.  

I realized that we could also get umbrella polices with the mortgage in our name.

Unfortunately I have been in the middle of getting rid of my own first home for awhile and never realized how many options were out there.
