So I totally understand the idea of trading one job for another with flipping.

Generally, these losses can be deducted against future passive activity income from any passive activity source and not merely form the activity that created the loss(except for publicly traded partnership). 

If the numbers still work and I can swing it, I proceed.

Other than that, might be best to trade stocks or find other investments; don't let money sit doing nothing & lose out on inflation.This is just what I'd consider doing, personally.

So, in essence, you are trading properties with your QI, but you rarely do a trade or "swap" exchange anymore.

I think in the future more and more students will forgo college and instead turn to specific trades schools.

The other thing I would look at is any small business that is in the trades.. we are not teaching youngsters how to build anything any more which has led to all sorts of billy bob GC types.. owning a nice plumbing or electrical business. a nice roofing company etc.. 

We traded it in for a 1898 Victorian in downtown COS.
