Assuming you went the HML route because you were unable to get approved for conventional financing, will you have shifted the needle sufficiently with your finances in 6 months to then get approved for conventional financing ??

If you're getting 3 calls per day or more on average over 10 days you can safely assume that there will be sufficient demand to rent the place in a timely manner.I used to get really worried when population was stagnant or slightly down, but have found several cases, especially with affordable housing, where in a down market you still have very healthy demand.Good luck.

Ethical is not really an opinion of an individual as to what they think; what is accepted practice, fair, honest dealing, where you have sufficient consideration, a meeting of the minds and informed parties are legal aspects that our ethics are grounded in. $10 isn't sufficient consideration in real estate in any state from the value of consideration in any sale contract that is not under duress.

Now, if you see damages, you can address that, but a door knob hole in the wall doesn't give sufficient grounds to terminate their right to lease, fix it and charge them, simple.Landlords are not parents, at least with adult tenants.

Each unit has  $300-500k in liability coverage to include my $18k condo..Last time I spoke to my attorney,  he said it was sufficient and didn't see an LLC providing that much more protection.

When a so called wholesaler, (who is usually an unlicensed, not aware of real estate practices, an individual who has taken a get rich seminar in wholesaling real estate, who is trying to accomplish a quick flip without the legal and proper assignment agreements or sufficient contract of sale) ----- the first thing I want to see is their contract of sale, how much they are in for (how much they are trying to make), I want to know if they are really under contract, how long is their contract, what is the settlement date, do they really have the right to assign and what their contingencies are, if any and if they have possession!
