I think it's fair to say that conventional loans are always cheaper in the long run but on the flip side if you can save 5-10% down payment you could buy more properties and increase your cash flow quicker.

It'd make more sense to just take the straight line depreciation in this case.With the value increase selling is probably the best way to go if they need the money.

Here's what my thinking is:Combining the loans in a new 15 year gives me 850/mo increased cash-flow (because they're all at different terms/rates)  YES, it creates a new 15 year loan, but it also frees up a property (#3 above) that I wanted to establish a LOC on to buy additional properties.

https://www.biggerpockets.com/calculators/shared/2...i think 225 might be a bit low for an offer, so i was thinking offering 285 and increasing the rent a bit. also i figure the closing cost might be higher as this is not a residential loan.
