If the value is what Terry thinks, no investor will have a problem with the size of the loan if they can charge the same fees as they would on a larger loan (and just put a 6 month term on the deal so that they aren't stringing the balance out for a payment that gives them peanuts).

There are definitely 2 tenants there if not all 3, I haven't spoken to the listing agent directly but just gathered some info from online and from my realtor friend who told me about it to begin with and forwarded me the marketing materials (which didn't mention occupancy, we just saw cars parked at both ends implying someone at two of the three units).Thanks for any insight and info!

Hi Karen, and Thank you, I’m actually looking at the rough numbers at this point for building the units themselves for high end luxury apartments to see if this is even possible before I spend too much effort on this one, I’ll be able to get Accurate numbers latter after I speak with the City officials.The Rehab, any demo, holding costs, Eclectic, plumbing, HVAC, would be another issue all together.I think I sent this request in a little prematurely, I should have a better Idea of the Appliances, trim and materials needed for this project in a little bit.
