I have read the very helpful BP posts from @MikeHartzog @DionDePaoli and @DaveVanHorn and others to get familiar with the process, but now that I'm executing a transaction I find that I need clarity/guidance about a couple of the next steps .

I am in the middle of the mortgage process to buy a live in flip (170k purchase, arv 260k+) and i have the opportunity to get a Private mortgage for 60k @6% against a rental that's free and clear.

If there was a statistic I bet it would be minuscule I guarantee you most people who sell care what they net out of the house sale.  

The process itself was not nearly as intimidating as we expected it to be once we got started.

The actual process was pretty simple and I gave the tenant numerous opportunities to leave on her own but she refused my last attempt I even offered her $500 to leave.

Depending on where you are in the process too the closing attorney would need more time invested in updating the HUD. 

A lot of cities are going through a similar process right now. 

Does this speed up the process of taking some 'next step' ie: so what if you have 2 properties is there some strategic imperative here other than just the pure financials on the properties?

She has not started the process of changing her last name to mine yet.
