I think it's great you're wanting to get started now.

However, an additional amount should be set aside for CapEx and repairs.While the 50% rule provides a useful starting point, it’s essential to recognize that it primarily covers operating expenses and not CapEx or repairs.

Historically an excellent place to start your mortgage search for 5-20+ unit properties is a local credit union.

My question to others on this site is this:  Both properties have nearly doubled in price and are starting to decline a little though not much. 

Hey guys, I wholesale full-time and recently started here in Upstate NY, I have some questions for someone familiar with real estate law/wholesale here and closings and will appreciate any help!

Michael Short   Don't get me started on how women get short-changed if they are stay at home moms, starting with Social Security benefits....But, if your Mom came to me, as a landlord, saying she's in the middle of a divorce and she should be getting alimony - but doesn't have it yet, may not get what she thinks she'll get, and there is no proof of regular deposits in a bank account to show me it would be reliable - I'd have to deny her.  

This has contributed to lower inventory as sellers are hesitant to walk away from their historically mortgage costs, but the start of the pandemic era rates is now four years ago (2020) and life events often eventually force property sales.

Or even rent the room out long term if I ever decided to.Just trying to get as much info from as many minds as possible before starting the process.

Offering that information at any time (even after closing) I would think would start all sorts of problems.
