As Jon said, it's impossible to know...But, you can start with these numbers:- Assume 5 buildable lots (depending on the layout of the 5 acres, the requirements for streets/sidewalks/etc may mean that up to 50% of the land is shared space)- That puts your land cost at $80K/lot- Assume $100/square foot building costs. 

Then next year, you could jump in with two feet.

My major question, which seems to be difficult to find a straightforward answer for some reason, is how do I find other properties in a town that are the same square footage and property size to the properties I am interested in which have recently sold?

In NerdWallet’s study of 227 areas, the cheapest median sale price used to be $37.36 per square foot in Kenneth metropolis in Pinellas County.

You can try fighting it and there are plenty of articles about that, but in most cases they wont adjust the number unless there is a blatant mistake like square footage being wrong or something like that.  

@Reggie Williams For now just one in the time being, I'm looking at wix and square space at the moment. 

Tile in a kitchen can be very hard on your feet and back also.

I have a  18 page lease that is very specific on my expectations and I hold my tenants feet to the fire.
