Nor is there a permit to do so. 

So I purchased about 100 connected acres of raw land - split into 3 deeded parcels. 22, 70, and 8 acres approximately.

If they leave, you remodel so it becomes worth $1150.

So my advice: understand your market and local regulations, avoid the average cookie cutter STR home, make your home STAND OUT and be aware of the significant upfront cost needed to do so, and absolutely hire a local PM company.

I'd also remind them of things to do to keep it cooler in the unit (open windows in the evening-if it is safe to do so, and early morning to let in cooler air and let how air out) and keep curtains or blinds closed to avoid sunlight coming into the unit (ie when sun is shining on that part of the building).

So I like to lean into a combination of house hacking and value add.
