You my dude happen to live in the market you plan to invest in so you've got a leg up on the west coasters.You can simply hook up with a Realtor who works for a Property Management company.

I'd say a lack of deals that meet most investor's expectations locally.

I learned that buying at the bottom of the market can make up for a lot of lack of knowledge about investing.

Odds are pretty good that she left and you can simply clean the place and move on.

It was a simple lack of communication with the seller and I felt I could not go around the agent (that I worked for).
