Assuming they’re sight unseen, it’s quite the roll of the dice.

Not sure if you could get a cash buyer that would buy sight-unseen, probably not for L.I., but I don’t know.

I went with top of the line windows - Andersen wood sash casement windows - so I dropped about $30K just on some windows.

I understand the 1% rule as it applies to charging rent but it seems unrealistic in our neck of the woods.

Turns out, wood paneling can be a look if you design around it and put enough Old English on it!

Paint the wood trim over fireplace the closest beige to blend with the brick color, remove dated fireplace screen and stage inside the fireplace with staggered candles, or photograph while fire is roaring inside.

If there's any question about it, get an inspection, and a quote or two to fix (termination and replace rotten wood) asap.  

In summary to my long winded way of saying it don't loose sight of the overall goal of long term paying tenants by focusing on small details like this.
