Great to have this resource for course of action development.Account Closed has said, it's tough to find a market with better overall offerings than Baltimore.  

One of the most important keys to success is learning to spot a good deal quickly AND being in a position to take action fast when you find one.

My guess is the actions you have taken to get out of this self-made prodicament has cost you more than the money you saved not paying for the last 5k you need.Whoever or wherever you can get the money needed to complete, sell, or rent and get the next one going is what I would recomend.  

Due to the lengthy process, steep learning curve, limited finances, and our desire to take action now, we are also driving for dollars.We live near the border between two towns, ours (Danbury CT) has a population of 84,000, the other (New Fairfield CT) 14,000.

If they tell you that the tenant said it was OK, politely explain that the tenant does not have the authority under the lease to give that permission.Make sure the utilities are all in your name and that nobody is authorized to turn them on or transfer the name without your permission.My recommendation is that you take action to have the person leave voluntarily or be removed as soon as possible.

Appliances run on propane or natural gas but not both(Some can but it is rare) Conversion kits may be available for heaters and stoves but more than likely the hot water heater would have to be replacedAs to whether you have an action against the agent and the inspector...it might be worth a call to a lawyer. 

Now I feel it's time to take the leap and put the knowledge into action and begin really learning.

I guess what I am trying to say is make sure that you have put in the work, the time and the sacrifice and when you have done that I guarantee that through your actions and occasional questions Mentors , partners, coaches and colleagues will be seeking you out!  

Taking action is what separate the operators from the wannabes.
