Looks like a good deal, but I would negotiate it harder since you are putting so much of your personal time and self into the project.This is not legal advice, just my opinion as a real estate investor.

Has anyone experienced Self Directed lenders not providing financing on properties built before the 1940’s and not financing properties less then $75k?

I'm confident that it would positively cash flow as a rental at that price. 

I did the renovations my self after receiving a $30K non-itemized estimate from a contractor. 

They are probably pricing them self out of it because they really don't want to do it. 

I suppose if you just give a friendly wave as you come and go and otherwise avoid them maybe you could pull it off.I think self-managing for a while at least is good experience.I guess if you do hire a PM then the tenant may not find out you're the owner but the PM would also have to be aware and not tell.  

20 years ago, self-decommissioning was typical.

We do basically self insure for the a lot of the value of each property.

A lot of forum members are very knowledgeable in their respective fields related to real estate investing, whether that is real estate sales, wholesaling, flipping, rentals, lending, self-directed IRA and Solo 401k investing, or tax and legal guidance.

I can confidently make offers because I know which areas are coming around and which to stay away from because they are war zones and always will be.Educating yourself on long distance investing is key.
