@Cole SteelePersonal preference but if you have a good pm, insurance policy and are not a scumlord you should be fine not needing a LLC.

Aloha,If the mother is already staying there, past the stated "guest" period per your Rental Agreement, then you have a couple options. 1) send a notice of violation to the daughter and follow through with your violation policy...ultimately eviction for other than rent owed, hopefully.

Also too STRs generally require a different insurance policy which isn't most master HOA policies don't include.No this is just a long term rental but if in the future that were to ever become an option it would most definitely push my COC through the roof!

Check with your attorney to see if leaving your name on the homeowners will work to defeat the reason for going to the LLC (to protect your assets).Some Insurance carriers will not do a personal policy on an LLC (not that many but still some).
