I haven't used a broker so I can't make any recommendations in that regard, however I do recommend as you drive around your city take note of properties that match what you're looking for.

It is not particularly close to the main hospital or the university.I do think of it as a pretty stable area that is relatively safe for an investment.

Again, I don't know from experience but I think you can sleep safe at night. 

Pleae drive by their current address and check out how they keep the yard, look inside their car.

On the other hand, can you put that drive time to productive use?

I purchased a home last year and the insurance company (Allstate) contacted me a few months after closing stating they did a random drive by and my roof didn't meet their standards and I'd be dropped from the policy if a few minor issues weren't corrected.

We invest in Portland and the West End......you just have to be strict about how you screen......have a criteria and stick to it...... run yours numbers and don’t get anything with tight margins for cashflow......there are some nice areas in the West...... drive around and you’ll be able to tell......
