I posted on BP that  I needed a non-conventional lender and a guy responded and his company is Intercontinental private money lending.

Otherwise they'll be off to the next agent.And, are you in a position to respond to leads ASAP, or do you have another career where you're away from your phone/email? 

For all I know, it was a list he typed up in an email.I merely responded with each of the quotes I got from four different licensed and insured contractors, none of which was more than $450 bucks or so, including materials, etc.He responds that "Mexicans are cheap but they do crappy work".

I hope you don't mind if I respond here as I feel it is a good question and a complex (somewhat controversial) issue.

That means knowing how to invest, what a good deal is, what other investors in your area are able to do, knowing your market, etc.After getting educated I think you'll agree with others who have responded here that these houses really are not very good investments.  

It will be much easier to advise if we can respond to an actual scenario.
