Keep this in mind .. your in business to make money .. not friends .. it doesn’t have to be complicated .. if you keep the paperwork separate .. also .. very important .. make sure upon completed work and final payment , you get him to sign a lien release for said work .. that way it can never come back to you that he didn’t get paid and he will not be able to put a mechanics lien on your property ..

If it wasn't paid within 30 days AND IF they filed with the prothonotary creating a lien, THEN when paid you would also need to get them to sign off on a document showing the lien is released and record that with the prothonotary to show to everyone in the future that the lien is no longer in force.

Also, lenders typically want us to observe and report if there are quick release mechanisms on any window/door security bars, this seems similar to your window egress issue.I assume their concern is in a fire or other emergency, if something happens to the occupants, it puts their investment (loan/money) at risk, since the occupants may not be able to fulfill their loan obligations and/or may open the homeowners to other risk if they get sued by others who were affected.
