Certainly, if someone who is already on the GP team raises funds they will have that in their favor as the GP pie gets cut, but what if we have another colleague who has contacts (who we don't currently have a relationship with) who are interested in coming in on the deal?

Otherwise, you are just another guy trying to pick apart his nest.Try to hear what he really needs, and then bring the deal as close to the line as possible.You would be surprised how relationship can impact a deal favorably...... dont be disingenuous, actually take interest in solving the problem.

I know an investor who has a relationship with a local bank that gives him a loan based strictly on the appraised value, thus he’s able to have zero out of pocket when acquiring a rental.

I strongly prefer mortgage brokers for a couple reasons: relationships, communication, access to multiple lending options vs. just bank lending vehicles, and while there are plenty of good bankers out there, I feel like the best brokers I know are just hungrier and more on your side (bankers work for/answer to the bank)...Best of luck,Mathew
