When I get the text I click the link in it and it gives me a popup box reading AUTHENTICATION REQUIRED (bold, not caps), with regular font "bgrpkts.me" underneath, with two fields for username and password below that.

I don't know much about them.The home is in relatively good shape but there is some definite deferred maintenance needed like a kitchen/bathroom remodel, removing the wall paper from 1978, floors/carpets, swimming pool refurbishing, etc.

If it's not going through either of them and they are just handling it then make sure he gets in writing that what ever taxes are owed at the time of this "closing" that the amount owed for taxes will be removed from the purchase price in order to pay the taxes due.
