As far as the processing times are concerned, they do take a couple of days to send you your funds.

If you are already discounting I would not negotiate further, but I am in Tampa where I can pretty easily find other tenants / guests, so I guess it would depend on how important their tenancy is to you at this time. 

I do not think this is a one size fits all answer and there are times where private lending is preferred over traditional financing.
