I'm down on the Front Range.

Jesse,The dollar range is a bit extreme.How many deals have you closed?

I am a Real Estate Agent in Charleston, SC and I have found over 20 different properties in the $5-15 million range.

But I might give it serious consideration if the offer had a pretty realistic pro-forma (expected) P&L attached that showed me the buyer knew what he was doing and was not a babe in the woods.At that price range I doubt the seller really expects a complete noob to come up with the money.

I have found several resorts for sale in the price range of 400k-1mil.

I wouldn't call them a birddog after that as now they are a wholesaler.The thing with re is that there are plenty of ways to make money in this industry.If you have enough birddogs you basically have a team out there that is constantly looking for good deals for you.Depending on the transaction and the deal made with the birddog, I find a referral fee can range from $500 to tens of thousands.

Quads on this side of town sell in the $300K-350K range and rents run $500-600/unit.

I think I can buy two 4plexes in the $250k range that will spit out $25k in rent each year, after paint and updating, I think I can pull $30k out of each.

After talking to neighbors, it would not have done much good because the city line is too high to have gained much more slope on the line.I had bids ranging from $3500 to $9800 for the job.

Keep in mind that there are hundreds of houses that range from 10K to 30K in this area, just not all of them are in such a great location and are in as good of shape.
