You might offer 5% under asking but be able to do a quick close or maybe they haven't found a place yet and you could do a late close

With the quick and massive expansion in Milwaukee of higher end apartments (can't build new to rent for middle prices due to construction costs) how will that affect the small investors rent?

If you close with the tenant inside, you could do a cash for keys scenario to get them out quick.

If you are looking to scale quickly - even tho this is your first deal - having 80% in the deal is never a bad thing - have your guidelines but sometimes you can’t always get it exactly where you want.
