In Sacramento, garage conversions aren't commanding a huge amount of value on appraisals, typically somewhere around $30k - $70k as just a tack-on value add, much like the appraiser treats a pool or premium lot.

I'm thinking there aren't too many of those, but I could be wrong.I just think old-school, like go out and buy your own house, but you will get some outside the box advice too, about partnerships, hacking and many others.

He then had the audacity to say that he's done everything I've ever asked him to do, which presented me a knee-slapping opportunity to launch into my kitchen light tirade, and a few other items that aren't as pressing, but still ridiculous.  

I like this approach because I have the cash sitting there, ready to be spent, but you aren't paying interest till you use it.
