I commend you for taking this crucial first step in your real estate investing career, and that first step is simply reaching out for guidance.Through the years, I have perfected and sourced undervalued property for immediate resale. 

But most of the time lender won’t stop it since it is the last step to cash the property.

After pursuing several good buys in the last couple of months -- and losing them to more aggressive bidders, we decided to offer cash (at lower-than-asking price) for a multi-unit rental property in a small town, three hours from big cities, in another state.

This is why you keep deferring through the 1031 and continue to make money off the deferred tax until you pass and your heirs get the step up in basis.
