The garage has a full sub panel so i am excited with the options in the future for an air bnb.

If you can afford it, buy a single family with ohana in a neighborhood that allows owner occupied air bnb.

You need to determine from the Condo documents what the boundaries of your unit are and what things inside that unit and outside the unit that you would need to replace (could include Sheet Rock & Painting, Cabinetry, Fixtures, Heating & Air conditioning Units, etc.).
