I understand the importance of purchasing Title Insurance and always do, just curious if that process is something they are required to always do, are there any laws that require them to do so?

@Ryan Cameron - to my understanding of the above, it appears that Activity License and Business Privilege License are same thing, different name.Guessing the term "business privilege" didn't bode well with small business owners. 

I understand the debt to income ratio is pretty lopsided at the moment but I believe there are ways to at least make a few moves in the real estate game.

@Jay Hinrichs From my understanding, the original tax lien was around $100,000, and the sellers were able to negotiate it down to the $66k.I will indeed be using a 203k loan, and live in one of the units. 

I find myself in the same situation with an 6 family and want to understand can rents be raised to market and also my ability to BRRRR the property which will require vacancy. 

I've gone through a few agents this year because most of them just dont understand what makes a good rental.

If you are buying larger multis out of state in up and coming economies and locations instead that is understandable too.

I always do to give them an understanding of the type of property I'm looking for.  

I don't understand how I would make enough money in that year to be able to afford to pay the hard money lender back and also have the money to get a new traditional mortgage.
