The thing that caught my eye is that @Scott Kunz mentioned he might have a tool to sell after testing it and I think for the the cost of development that he mentioned, about $400, it's a great idea to develop what has the potential to produce as much income as another STR.  

He did an inspection for me last week producing his typical very thorough report.   

If it's good, then you proceed with the purchase.If he can't produce a copy of the agreement or if the Option period has passed, you have nowhere to go and it isn't valid.Don't try this on your own.

Thats the thing, the commercial units are not paying market rent and struggling to produce any income.

Sure I could just decide to not listen to this specific episode after the warning, but if I were to miss the warning then I may run the risk of coming across hypocritical to my kids.Also, if I suggest to other people to listen to the BiggerPockets, I don’t want to always have to add, just don’t listen to episode 409 with your kids around because that episode has foul language.I say if you are going to create a brand that is known to produce educational content that is suitable for all ages, then just stick to the same brand, unless of course the goal is to try to rebrand BiggerPockets as not a family friendly podcast. 

Talk to the Produce manager and special order

If you're purchasing this through an LLC and/or it is a multifamily, they'll look more to the income the property is producing along with your personal financial statement to determine the loan approval.

As advice, the more units the better from an income producing perspective.

See if there is a high-producing team in your office and inquire.
