For some people that's like a handyman or DIY doing electrical and plumbing, vs a licensed master electrician or plumber doing the work.   

I have a CBC six-plex in South Carolina that needs complete rehab.Two identical buildings 2600 sq ft each. needs roofs ripped off, new trusses compete re-roof, new wiring, new plumbing, new HVAC, new kitchens, new baths.

@Alfred LittonA couple tips I can give you is to ask your insurance company if they give utility discounts for things like new roofs, HVAC systems or redoing plumbing, electrical etc.

However, still worth it to me, because now you have a fully rehabed property, we usually swap out all the machanicals and plumbing as well, and you won't have much capex for the next 20 years or so.

Now the aspect of this that is important is that, for us, there is only about a 15k swing between a light renovation as detailed above and a deeper renovation that includes all new plumbing, updated electrical, new HVAC, new kitchen and bathrooms, etc.

After we closed on the building, we discovered that the sprinkler system already installed was for visual appeal only (a plumbing line was NEVER hooked up and the pipes were made of PVC).  

I read the covenants, conditions and restrictions and it states that the Common Area is "conduits, pipes, plumbing, wires and other utility installations (except the outlets thereof when located with-use of two (2) or more units which may protrude into the airspace of a unit;" Does the HOA hold any responsibility? 

The property is also a manufactured home so we were able to convert it to real property by tying it down, and fixed many of the issues the property had when it came to electrical and plumbing systems.What was the outcome?
